Here’s the clearest way I’ve found to explain these new rules: 💼 Commission Fees for real estate transactions have always been negotiable under government guidelines. 🏛️ Recent changes in settlement law now allow the commission between buyers and their agents to be negotiated directly 🤝, rather than set by the seller and listing broker. Most buyers, however, may not have immediate cash funds 💵 available to cover their agent’s commission and will likely request the seller to cover this fee as part of their offer. This, too, is negotiable 🔄, and our goal is to secure the highest net offer 📈 for you. To make this clearer, consider this scenario: when you eventually decide to buy a new home 🏠, would you prefer to pay your buyer’s agent out of pocket 💸, or would you rather allocate those funds for a down payment 📉 while having the seller cover the buyer agent's commission through the sale price 💰? Previously, the sale price often included the buyer’s agent commission, and this approach is still viable. Earlier this month, Zillow released a comprehensive sellers' report for 2023 with details of home sellers' ages, relationship status, and more 🏡📊. The most home sellers (25%) were in the aged 40 to 49 group, which includes both Millennials and Generation X homeowners 👩💼👨💼. Homeowners aged 30 to 39 came in second place at 23% 📈. On a generational level, Millennials were the busiest home sellers, with Generation X close behind 👥. Boomer sellers aged 60 to 79 came in at 22%, while Generation Z (aged 18 to 29) came in at 13% 📊👵👶. The majority (82%) of sellers said that a life event fueled their decision to sell 🏠💍💔. These included growing families, marriage, divorce, and separation 💑👨👩👧👫. Most home sellers (70%) were either married, living with a partner, or had been married 💏💒. Today, there are shortages due to fewer homeowners selling and less new construction in progress. New Home Sales headed up 2.3% in December. They’re still down from a year ago but the recent trend has been positive—nationally, sales activity has been rising for the past three months in a row. More good news: the supply of completed homes has risen rapidly. There is now a 9.0 months’ supply of new homes for sale, a significant increase from the 3.3 months’ supply early in the pandemic. Also encouraging, the Pending Home Sales index of signed contracts on existing homes rose for the first time since last May. Fannie Mae’s Home Purchase Sentiment Index (HPSI) reversed course in November, posting a modest gain. The survey noted, “Consumers continue to expect mortgage rates to rise but home prices to decline.” However, those mortgage rates have actually been falling. Mortgage rates have doubled since March, and home prices remain elevated due to a limited supply of homes, although price gains are slowing quickly. Existing Home Sales dipped 5.9% in October, blamed on affordability and mortgage rates. Median prices did rise year-over-year, but the good news is that mortgage rates recently dropped nearly half a percent. Housing Starts dipped 4.2% and Building Permits slipped 2.4% in October, but both declined less than expected. In the past year, starts and permits for single-families are down, but up for multi-unit homes. Yet builders are busy. The number of homes under construction is at the highest level since 1970. As we plunged into early darkness for the winter months, I thought it was a good time to talk about exterior lighting. Better yet, exterior “automatic” lighting. When we built our home twenty years ago, we had a photocell installed on the south wall of our garage that is connected to the garage coach lights. With the switch in the garage left in the on position, the photocell senses that it is getting dark and turns the coach lights on automatically then turns them off once the photocell senses enough light. Along with saving energy, this feature keeps us from having to remember to turn these lights on and off every day, and if we are on vacation, thieves won’t know we’re gone by seeing our coach or porch lights on during the day. Luckily with today’s technology, you don’t need to install a photocell on the side of your house, you can buy lightbulbs that have photocells within the bulb, and they will turn on and off by themselves based on outside ambient light. Some lightbulbs have the photocell “dusk till dawn” feature and a motion detector built inside. These lightbulbs are active from “dusk till dawn” but only illuminate if motion is detected near the bulb. The bulb in our porch light utilizes this technology and will illuminate when motion is detected and stays illuminated for ten minutes, then turns itself off and resets itself for the following activity that comes in contact with it. Having the dusk till dawn photocell on our garage coach lights and the porch light bulb with the photocell/motion detector saves us money and increases security for our family and home, whether home or away. #home #realstate #lightingButton

The CC&R lays down the rules and establishes the monthly dues for all homeowners in the community. Some common restrictions in a CC&R include: • limits on the number of residents allowed in a single unit • noise ordinances • operating times for common areas, pools, and fitness centers • property improvements that are allowed (painting, gardening, etc.) The CC&R is usually reasonable, and it exists to supply all owners in the community with a pleasurable living experience. Naturally, some contain unreasonable expectations, which is why you should always read all documents from the HOA before agreeing to purchase a home in the community. Homeowners Association Advantages: Homeowners associations help maintain a pleasant community for their residents. The CC&R help regulate the appearance of properties, the conduct of residents and their guests, and noise levels. Many community management associations offer amenities such as playgrounds, pools, clubhouses, and gyms for their members to use. Others provide services such as landscaping and repairs. An HOA exists to protect the residents' rights in the community, but it can cause some inconveniences. • Homeowners’ association dues can be expensive • Some HOAs are intrusive, and some homeowners feel they take away too much of their freedoms. • The HOA can fine homeowners who break the rules. Furthermore, if these fines aren't paid promptly, the HOA can put a lien on the property and threaten the owner with foreclosure. The one immutable fact I have learned over the years is that if you take good care of your home and your vehicles, they will take care of you. I know I am dating myself here by quoting an old Fram oil filter commercial. In the commercial, a mechanic told people that their engine could fail if they didn't change their oil regularly and use a quality oil filter. The jingle was "you can pay me now, or you can pay me later," referring to a small payment for an oil filter or a much larger price for a new engine or extensive engine work. I wholeheartedly believe in that saying and practice it constantly regarding my home and vehicles. Step 1: Price the condo competitively: The list price of your condo can make or break a successful sale. Buyers’ agents know what local property values are, and they won’t bother showing their clients yours if it’s overpriced. If you’re tempted to start high in the hopes of coming down in price later, keep in mind that over-priced properties tend to remain on the market longer and may eventually sell for less than market value. Step 2: Get your condo move-in ready: Perception is so important in the home selling process. According to a study by Maritz Research, 63 percent of homebuyers surveyed said they are willing to pay more for a home they feel is in turnkey condition. If the home is impeccably clean, tastefully presented, and gives the impression that they won’t have to do much to it when they move in, it may be perceived as move-in ready. Consider hiring a home stager if it is within your budget. These pros understand the latest decorating trends and who your target buyer is and can create a specific impression to attract that buyer. Step 3: Out-compete your competition: This is where your listing agent must get creative when creating marketing material. Condo shoppers may get the impression that all complexes are alike. Although many do look similar, amenities vary. If your complex boasts a pool, so do many others. But, in our marketing materials, we’ll turn that pool into an oasis of sparkling blue, clean, and heated luxury. Step 4: Be proactive: While none of us has a crystal ball, it pays to think of what might happen in the future. If the market should take a sudden turn in favor of buyers, you will be kicked out of the driver’s seat. Decide now if you will offer incentives to the buyer should that scenario come to pass. Nothing in life is more confounding than having your home sit on the market while those around you sell like a new Mercedes at a Chevrolet Spark price. You're laughing because the latter statement comes from a real estate agent. Of course, the real estate agent typically gets the blame, even though it's rarely the agent's fault. But wait – read on, and you may agree with me. "Some People Clean Their Homes" I think it's safe to say that nobody wants to look at a dirty house, let alone pay good money to live in it. Study after study has shown that homebuyers wish to "turn-key" homes to move in without cleaning up after the former owner. "Size matters" This may surprise you, but smaller homes sell quicker than larger homes. But consider this: smaller homes are priced within the range that first-time buyers typically shop, and since there are so many folks buying their first home, it makes sense that these sell quicker. "Price matters, too" While it's tempting to price the home above market value in your attempts to get the most money, it's dangerous. A home's market value is no secret – any real estate agent can run a quick analysis to determine if a home is overpriced. These homes don't get shown. Some listing agents are better at marketing homes If your home is on the market and it's not selling, ask your agent to show you what they are doing to market it. At the very least, there should be evidence of heavy online marketing depending on the type of home. Check your MLS listing to ensure that the photos are clear and compelling. "The market itself may be the culprit" If your competition isn't causing your home to sit on the market, your agent is doing their job, and the price is right, it may be the market. Markets change quickly, and a seller's market today can easily switch to a buyer's market by tomorrow. Although the current market is still hot for sellers, it is cooling. Homeowners are dropping their listing prices, and budget homebuyers are leaving the market because of interest rate hikes.
